  2. II. Agree

    We agree a price

    We put a purchase price in writing before anything is signed. That price doesn’t change.

  3. III. Sign

    We sign an option agreement

    This gives us the right to buy your land at the agreed price within a set timeframe. You receive the option payment the same day.

  4. IV. Deliver

    We do the work

    We apply for planning permission at our cost. If it’s granted, we buy your land at the agreed price and sell it on.

Common questions

What landowners ask us first

Yes. The purchase price is fixed and registered against your title at Land Registry for the duration of the option. If planning is granted and we exercise the option, you are contractually obliged to sell at that price. In return, we carry all cost and risk of promotion from the day you sign. We recommend you take independent legal advice before signing anything.
The option lapses automatically at the end of its term. Your land returns to you unencumbered. The option fee paid to you at signing is yours to keep, and you owe us nothing for the planning work undertaken.
Transparently. The benchmark reflects the land’s current use value — agricultural, paddock, amenity — with a meaningful premium added in recognition of the time you grant us. We will always encourage you to obtain an independent valuation before agreeing to any figure.
Typically 12 to 24 months from the date the option is signed to the date the sale completes. Planning applications for modest residential schemes are usually determined within four to nine months, with further time for pre-commencement conditions and the onward sale.
Not from us. All conversations and correspondence are treated in the strictest confidence. Once a planning application is submitted it becomes a public document, and adjoining owners must be formally notified — this is a statutory requirement. We explain the timing clearly beforehand.
Yes — and we insist on it. An option agreement is a legally binding contract over your land. Independent legal advice is modest in cost relative to the transaction and it is in everyone’s interest that you fully understand what you are signing.
